Six things we do, and how each one actually goes

No package tiers, no bronze-silver-gold. You get the scope your roof needs, priced line by line, with the materials named by brand so you can compare us against anyone.

Roof replacement

Same-day response · Finished in as little as a week

Everything comes off down to the bare deck. We replace any sheathing that's soft, then rebuild the system layer by layer — because a roof is a system, not a pile of shingles.

  • Full tear-off and haul-away, no layovers
  • Rotten decking replaced at a fixed per-sheet price you see up front
  • Synthetic underlayment, ice-and-water at valleys, eaves and penetrations
  • New flashing at every wall, chimney and skylight — never reused
  • Ridge vent sized to the attic's actual intake

Item 02

Repairs & leak diagnosis

Same-week scheduling · Fixed quote

A stain on the ceiling is almost never directly under the hole. We trace the water back to its entry point, show you the photo, and fix that — instead of selling you a roof you don't need yet.

  • Water-test diagnosis when the source isn't obvious
  • Pipe boots, valley metal, step flashing, chimney saddles
  • Skylight curb rebuilds and re-flashing
  • Written note on how many years the rest of the roof has left

Item 04

Commercial & low-slope

TPO · EPDM · Modified bitumen

Flat isn't flat — it just drains slowly. Most commercial failures are ponding and bad terminations, so that's where we spend the money.

  • Tapered insulation designed to move water off the deck
  • Fully-adhered or mechanically-fastened membrane, welded seams
  • Curb, drain and parapet detailing done in metal, not caulk
  • Semi-annual maintenance plans with photo reports

Item 05

Gutters & drainage

Seamless aluminum, formed on site

Gutters are sized to the roof area feeding them. Undersized runs overflow at the corners and take the fascia with them.

  • 5" and 6" seamless aluminum in 20+ colors
  • Hidden hangers screwed into the fascia board, not spiked
  • Downspouts routed a minimum of 4' from the foundation
  • Guards available, honestly discussed — they're not magic
Item 06

Foam roofs & coatings

SPF · Elastomeric recoat · Silicone

Spray polyurethane foam is the desert's workhorse: seamless, self-flashing, and highly reflective. It only fails when the topcoat gives out and UV reaches the foam — so the whole game is recoating on schedule instead of tearing off.

  • Free coating-condition check with core sample if warranted
  • Clean, prime, patch at seams, scuppers and penetrations
  • Elastomeric or silicone topcoat at manufacturer mil thickness
  • Renewable — recoat again at the interval instead of replacing
  • New SPF application over sound existing decks

Item 07

Inspections & condition reports

Free for owners · Flat fee for real estate

A real inspection means someone on the deck. Drone photos supplement it; they don't replace it.

  • On-roof and attic inspection, plus drone for steep or fragile decks
  • Written condition report with remaining service life
  • Documentation formatted for lenders and buyers
  • Yours to keep whether or not you hire us

What a leak call looks like

Nothing was visible from the ground. Up at the valley, broken tiles had been letting water onto the deck long enough to stain the plywood dark. The homeowner's first quote was for a full tile roof.

Valley metal, underlayment and the affected decking got replaced, and nearly all the original tile went back on. That's the difference between diagnosing a leak and selling one.

Property protected with tarps and plywood before the first shingle comes off. Magnet sweep of the drive and lawn every morning and every night. Dumpster on boards, not on your driveway. Final invoice matching the estimate — change orders only happen if you sign one.
