The part nobody tells you

Tile roofs don't get replaced — they get relaid. The tile outlives the felt underneath it by decades. A proper tile job lifts the field, replaces the underlayment and flashings, and lays the same tile back. You keep the look; the waterproofing starts over.

Monsoon season's favourite target

Slipped and cracked tiles open the underlayment to UV, and it degrades fast once exposed. That's most of the tile repair work we do — caught early it's a small job, ignored it becomes a deck job.

Weight is not a detail

Nine hundred pounds a square. Before any conversion to tile we verify the framing can carry it — and if it can't, we say so instead of quoting it anyway.

We colour-match from boneyard stock so repairs disappear into the roof instead of advertising themselves.

The honest bit

If someone quotes a full new tile roof without discussing relaying your existing tile, get a second opinion. The relay is often the right scope at a fraction of the price — that quote gap is where this trade earns its reputation.

Tile roofs are not replaced so much as relaid: the field comes off, the underlayment and flashings are renewed, and the same tile goes back down.

Asked often

My tile roof is 25 years old and looks fine. Am I OK?

The tile probably is. The underlayment under it is at the end of its design life, and it fails invisibly until a ceiling stain announces it. A lift-and-check inspection tells you where you actually stand.

Can you reuse my existing tile?

Usually most of it. Breakage in handling runs a few percent, and we fill from matched stock. Reusing the field is a large part of why relaying costs far less than people fear.
